BFF Investment & Development created the 2026 Ready-Built Factory Design Standards to set a single technical benchmark for the ready-built factory segment serving FDI manufacturers in southern Vietnam. Rather than a scattered list of figures, the standards are organised around three pillars: structure, M&E systems, and safety & environment (fire protection and ESG). Below is a closer read of each pillar — and why every number matters to manufacturers.
Structure: pre-engineered steel frame, 2-tonne/m² floor load
BFF factories use a pre-engineered steel frame with SD390/SS400 steel and M300-grade concrete, delivering column spans of up to 24 m and a clear height of around 12 m. Widely spaced columns and high ceilings let tenants lay out large production lines, install high-bay racking, or run forklifts freely. The floor load reaches 2 tonnes/m² (2,000 kg/m²) — enough for heavy machinery, high-density storage, and even a mezzanine where needed.
M&E systems: dual power sources, ~1,500 kVA, ready infrastructure
On the M&E side, each factory is supplied with 3-phase power backed by two redundant sources, for a total capacity of around 1,500 kVA — keeping production uninterrupted, which matters especially for electronics and precision-engineering tenants that are highly sensitive to power disruptions. Clean and domestic water supply, a separated drainage system, and FTTH fibre internet are all in place; HVAC is configured flexibly to each tenant’s requirements to optimise operating costs.
Fire safety & ESG: NFPA/TCVN compliance, a green roadmap
The fire-protection system complies with NFPA/TCVN 5738, with sprinklers covering the full floor area, combined automatic and manual fire alarms, and escape routes laid out in four directions. On sustainability, the project is targeting EDGE/LOTUS certification (currently under assessment) and features a solar-ready roof design — helping tenants meet the ESG commitments that are increasingly standard across FDI supply chains.
